Zagreb Airport Ltd. launches hotel and business center project

Zagreb Airport Ltd., the company that operated Zagreb Airport until 2013, has initiated the selection process for an investor to build a hotel and commercial-business center in the immediate vicinity of the airport. According to Poslovni dnevnik, the project is estimated at around 40 million euros and is expected to further strengthen Zagreb’s position as an aviation destination. It is important to note that this project is being developed on land owned by Zagreb Airport Ltd. and is not related to the concession area or the current airport operator, Međunarodna zračna luka Zagreb plc.

According to the tender documentation published on the company’s website, the procedure will be conducted in two stages – the first involves expressions of interest until October 31, while in the second phase, selected bidders will submit binding offers. The site covers more than 18,000 square meters, located next to the old terminal, outside the concession area of Franjo Tuđman Airport. The spatial plan allows for the construction of a hotel with a capacity of up to 500 beds and a height of up to six floors. Alongside a “midscale” hotel as the minimum category, the project foresees additional facilities such as a commercial and business center, clinics, conference halls, and restaurants.

ZLZ has already developed a conceptual design, secured a location permit, and prepared the legal framework for establishing building rights, which would be granted for 50 years with the possibility of extension for an additional 49 years. The company’s revenues are planned through a fixed and variable fee, with the latter calculated based on project income. According to Poslovni dnevnik, construction is expected to begin within a year of obtaining the building permit, with completion scheduled no later than three years after the start of works.

Although the tender does not define a minimum investment value, the management of Zagreb Airport Ltd. estimates the total investment at approximately 40 million euros, making this project one of the most significant urban developments in the immediate vicinity of Croatia’s main airport.
